Big News: Monument Academy Breaks Ground on a Performing Arts Center
The biggest headline around Woodmoor this week came from Monument Academy, the K-12 public charter school that is Lewis-Palmer District 38's only charter. On Tuesday, Oct. 20, the school broke ground on a new $17 million performing arts center at its east campus near CO 83 and CO 105, per The Gazette's Tri-Lakes Tribune. Founded in 1996 as a parent-driven "Public School of Choice," the school serves roughly 1,150 students across its two campuses, and the new center will give its music, theater, and arts programs a dedicated on-campus home for the first time. For families weighing a move to Woodmoor, it is another sign of how much school investment is happening on the north end of El Paso County.
Mark the Calendar: Nov. 2 and Nov. 3 Are the Big Days
Monument's two most consequential civic dates of the year both land this coming week. On Monday, Nov. 2, the Town Council meets at 6:30 p.m. at Town Hall (645 Beacon Lite Road), with adoption of the Monument 2040 Comprehensive Plan and its companion Downtown Master Plan on the agenda. The vote was moved back four weeks after the Planning Commission continued its public hearing to Oct. 14, so the drafts have had extra time for community input. The same day, the town holds Public Open House #1 for its new Transportation Master Plan, developed jointly with the TriView Metro District, which will shape roads, trails, and mobility around Monument for the next two decades.
Then on Tuesday, Nov. 3, Monument's municipal election closes, coordinated with El Paso County; five of seven council seats, including the mayor's, are on the ballot and ballots have been in voters' hands since the Oct. 5 mailing. The town's elections page has drop-off and polling details. Also Monday evening, the Our Community News community calendar lists a Monumental Impact makerspace orientation at 6 p.m., a good stop for anyone curious about the town's maker community.
Town Council Recap: Oct. 5 and Oct. 19 Business
Our Community News has published its highlights from Monument's Oct. 5 and Oct. 19 council meetings in the November issue. At the Oct. 5 meeting, the council heard the draft 2027 budget, accepted Conexus drainage land, and reviewed the town's clean 2026 water quality report. At Oct. 19, the council approved a future presentation by Silver Key, the senior services organization, and continued its work toward the Nov. 2 Monument 2040 vote. Full agendas and packets stay posted on the town's CivicClerk portal.
Around Woodmoor: WIA Board Meets Wednesday, Oct. 28
The Woodmoor Improvement Association board holds its October meeting Wednesday, Oct. 28 from 7 to 8 p.m. at the Woodmoor Barn Community Center, 1691 Woodmoor Dr., per the WIA events calendar. At its Sept. 23 meeting, covered in our October 22 update, the board declined an open-space offer tied to the Northbay development at the north end of Lake Woodmoor, approved an updated Project Design Standards Manual, and heard the latest on Force Broadband's fiber-optic build-out through the community's open spaces. Residents who cannot make the meeting can follow the recap in the monthly newsletter.
Halloween's Final Weekend: Oct. 28-31
There is still time for family fun before Oct. 31. Safe Trick-or-Treat returns Saturday, Oct. 31 from 4 to 6 p.m. along 2nd Street, Limbach Park, and the downtown shops, per The Gazette's Tri-Lakes Tribune. A trunk-or-treat at Hidden Gems and The SunDance Studio, 1445 Cipriani Loop, runs the same day for an all-ages option. And the Colorado Pumpkin Patch at Colorado Kids Ranch (2205 E. Highway 105) hosts its final Saturday of the season this weekend, so it is the last chance for hayrides and pumpkins. For the week ahead, The Gazette's Tri-Lakes Around the Neighborhood calendar rounds up events from Oct. 28 through Nov. 3 across Monument and the nearby Tri-Lakes towns.
The Holiday Season Starts Right After Halloween
Monument turns quickly from candy to tinsel. Downtown businesses kick off the season with the Holiday Open House on Friday and Saturday, Nov. 6-7, and Encore Community Arts presents Disney's "101 Dalmatians Kids" Saturday, Nov. 7 at 1 and 4 p.m. The Tri-Lakes Chamber's Business After Hours Non-Profit Showcase runs 5 to 7 p.m. Tuesday, Nov. 17 at the Tri-Lakes YMCA (17250 Jackson Creek Parkway), with the chamber's networking breakfast Thursday, Nov. 19 featuring Amber Jack of Edward Jones.
Woodmoor's own landmark returns right before Thanksgiving: the Joys of the Season Holiday Home Tour, the sixth annual tour presented by the Tri-Lakes Women's Club, runs Friday, Nov. 20 and Saturday, Nov. 21 with five professionally decorated homes. Tickets are $30, valid either day, and can be purchased online or at the Hospitality House at the Woodmoor Barn Community Center (1691 Woodmoor Dr.), which also hosts the club's holiday gift shoppe; proceeds fund the club's Community Grants Program. Then mark Saturday, Dec. 5 for the Monument Tree Lighting at Limbach Park: festivities begin at 2 p.m., performers take the stage at 3 p.m., and Santa lights the trees to close out the evening.
Woodmoor in the Last Week of October
The aspens are still holding in the hollows, and this is prime trail weather before the snow season. The Santa Fe Trailhead at 3rd Street offers parking and picnic tables with direct access to the Santa Fe Trail, the Monument Preserve on Schilling Avenue threads trails through ponderosa pine forest, and the roughly 17.9-mile New Santa Fe Regional Trail runs from Greenland Open Space near Larkspur to the Edmondson Trailhead in Colorado Springs. Fox Run Regional Park's trails around Aspen Lake are a short drive away.
Close to home, Goat Patch Brewing Monument at 1756 Lake Woodmoor Drive remains the neighborhood gathering spot, joined by Wesley Owens Coffee at 1744 Lake Woodmoor Drive, Coffee Cup Cafe at 251 Front Street, and Arlene's Beans at 366 2nd Street downtown. For dinner, La Casa Fiesta at 230 Front Street, The Bistro on 2nd at 65 2nd Street, Rosie's Diner at 411 CO-105, and Papa Bear Pizza at 243 Washington Street round out the local lineup.
Monument Market Snapshot: Last Week of October 2026
Monument's market continues to offer far more choice than a year ago, with measurements varying by source. Ashford Realty Group, reporting Oct. 26, puts Monument's single-family median list price near $789,950, about $242.70 per square foot. Kenna Real Estate, reporting Oct. 10, counts 284 active MLS listings at a $750,000 median list price, with single-family homes at $795,000. In ZIP 80132, the median sold price ran about $779,100 in September, down 1.6% from a year earlier, while the for-sale count is up about 58% year over year to roughly 1,067 homes, per RealtyTrac. Orchard shows a 30-day median sale of $765,000, up 5.6% year over year, with 99 new listings and a median 16 days on market, while Zillow puts the 80132 average home value around $753,563, down about 1.2% year over year.
The through-line across every source: more inventory, prices roughly flat to down, and faster pending times on well-priced homes than the 2022-2023 peak. Woodmoor proper carries its own, generally higher numbers, which we detailed in our October 22 update. For context, 830 Lake Woodmoor is listed at $975,000 after a price improvement from $997,000, an example of the value available at Woodmoor's upper end.
Market figures are drawn from the public sources linked in this post and change frequently. Contact Jeff and Lane for a current, property-specific analysis of the Woodmoor market.
