Woodmoor Community Update: November 2, 2026

By Jeff & Lane Morrell · eXp Realty

Golden aspens and ponderosa pines dusted with early November snow along a quiet Woodmoor lane in Monument, Colorado with Pikes Peak and the Front Range on the horizon

This is our November 2, 2026 update for residents and prospective buyers following life in Woodmoor and Monument, Colorado. This week we cover the Monument 2040 adoption vote scheduled for tonight at Town Hall, an important date change for the Transportation Master Plan open house, now set for Nov. 10 at the Triview Metropolitan District, Election Day tomorrow, Nov. 3, a national honor for Lewis-Palmer District 38's chief business officer, D38's November calendar, Veterans Day on Nov. 11, the holiday season starting Friday, Nov. 6, and where the Woodmoor market stands as the month opens. Every fact below comes from a public source we link to, so you can plan with confidence. Missed the latest editions? Catch up with our October 29 update, our October 26 update, and our October 22 edition.

Tonight: The Monument 2040 Adoption Vote

Today is a big one for Monument's future. The Town Council meets at 6:30 p.m. Monday, Nov. 2 at Town Hall (645 Beacon Lite Road) with the adoption vote on the Monument 2040 Comprehensive Plan and its companion Downtown Master Plan on the agenda. The Planning Commission forwarded both documents to the council with conditions by a 6-0 vote at its Oct. 14 hearing, and the town published an updated draft of the Comprehensive Plan dated Nov. 2 for tonight's meeting, per The Monument Independent. Prepared with The Lakota Group from engagement that began in 2025, the plan will guide growth, housing, and downtown character for the next 20 years. The council's next regular meeting under the first-and-third-Monday schedule falls Monday, Nov. 16, with agendas posted on the town's CivicClerk portal.

Date Change: Transportation Master Plan Open House Moves to Nov. 10

One correction worth flagging for your calendar: the first public open house for the new Transportation Master Plan has moved. Earlier town notices pointed to Nov. 2, but the Town of Monument and the Triview Metropolitan District now list Public Open House #1 for Tuesday, Nov. 10 from 5:30 to 7:30 p.m. at the Triview Metropolitan District, 1641 Baja Drive, Monument, per the town's site and Triview's homepage. The town and Triview are developing the plan jointly, a roughly $500,000 study that will guide transportation decisions across all modes for the next 20-plus years, from major streets and multimodal needs to developer contributions. If you planned around the earlier date, pencil in Nov. 10 instead, and keep an eye on the town's planning page for any further updates.

Tomorrow: Election Day, Nov. 3

Monument's municipal election closes Tuesday, Nov. 3, coordinated with El Paso County. Five council seats are on the ballot, including the mayor, two at-large seats, and the District 1 and District 2 seats, and voters are also deciding the construction-materials use-tax measure that would raise the town's rate from 2% to 3.5%, projected to generate about $2.27 million a year for stormwater, streets, bridges, and sidewalks. The candidate lineup and measure details are in our October 19 update; ballots are already in voters' hands, and the town's elections page has drop-off and polling details for Nov. 3.

D38: A National Honor and a Full November Calendar

Lewis-Palmer District 38 started November with a national accolade. The district's chief business officer, Brett Ridgway, received the 2026 Pinnacle of Achievement Award from ASBO International, the school business officials association, at its annual conference Oct. 14, The Gazette's Tri-Lakes Tribune reported Monday, a fitting capstone for a district in the middle of its biggest building push in years, including Monument Academy's $17 million performing arts center, which broke ground Oct. 20 as we covered in the October 26 update.

For families, November's calendar has a few dates worth saving, all from the district's 2026-27 calendar: Friday, Nov. 13 is a no-classes day for PK-6 students while teachers take part in a Professional Learning Community workday, and the district is closed Nov. 23-27 for Thanksgiving break. The Board of Education holds its November regular meeting Monday, Nov. 16 at 6 p.m. in the Learning Center at the District Administration Building, 146 N. Jefferson St., live-streamed on the district's YouTube channel with agendas on BoardDocs. Superintendent Amber Whetstine has led the district since taking over this spring, and the new Home School Enrichment Academy building continues serving homeschool K-12 families this school year.

Veterans Day: Wednesday, Nov. 11

Wednesday, Nov. 11 is Veterans Day, and the Tri-Lakes area marks it in several ways. American Legion TriLakes Post 9-11 at 300 Highway 105 in Monument hosts the region's ceremonies and monthly meetings, with observance details on its events page. Palmer Lake holds a flag-raising ceremony at 10 a.m. at Crawford Memorial Park, the memorial honoring Medal of Honor recipient MSG William J. Crawford, with a Bright Star Light event at sundown, per FOX21's roundup of Front Range Veterans Day activities. For anyone who wants the region's biggest show of gratitude, Colorado Springs hosts its In Their Honor Veterans Day Parade Saturday, Nov. 8 and a wreath-laying ceremony at Memorial Park at 10:30 a.m. on Nov. 11, per The Gazette. With the Air Force Academy nearby, this corner of the Front Range knows how to honor service.

Woodmoor: WIA Meetings, Deer Creek Road, and the Fiber Build-out

The Woodmoor Improvement Association board holds open meetings at 7 p.m. on the fourth Wednesday of each month at the Woodmoor Barn Community Center, 1691 Woodmoor Dr., with the board noting exceptions in November and December, so check the WIA events calendar for exact dates; board president is Brian Bush. The October meeting was held Wednesday, Oct. 28, with a recap expected in the monthly newsletter and in Our Community News' coverage.

Two projects keep shaping the neighborhood day to day. The Deer Creek Road Project has been under way since Sept. 28: final design is complete for the combined Deer Creek Road, Base Camp Road, and Microscope Road scope plus a new roundabout at Deer Creek Road and Woodmoor Drive, and property acquisition is underway, so expect construction activity east of I-25 near Highway 105 through the fall. And Force Broadband's fiber-optic build-out through the community's open spaces passed a milestone this summer when conduit went in across South Woodmoor; the company is now pulling fiber and bringing homes online, per Our Community News. For lake watchers, Woodmoor Water and Sanitation District reported in July that a repaired well was pumping into Woodmoor Lake as the level dropped during hot, dry weather, a detail worth knowing as the community heads into winter.

The Holiday Season Starts Friday, Nov. 6

Monument turns from Halloween to the holidays almost overnight, and this week it begins. Downtown businesses kick off the season with the Holiday Open House on Friday and Saturday, Nov. 6-7, and Encore Community Arts presents Disney's "101 Dalmatians Kids" Saturday, Nov. 7 at 1 and 4 p.m., per the Our Community News calendar. Saint Peter Catholic School holds its Holiday Boutique craft show Saturday, Nov. 8 at its gymnasium, one of the first holiday markets on the Monument calendar per FestivalNet's Monument listings. The Tri-Lakes Chamber runs its Education Series Nov. 10 on "Make Your Tax Status Work for You," its Business After Hours Non-Profit Showcase Nov. 17 from 5 to 7 p.m. at the Tri-Lakes YMCA (17250 Jackson Creek Parkway), and its networking breakfast Nov. 19 featuring Amber Jack of Edward Jones.

Then Woodmoor's own centerpiece returns right before Thanksgiving: the Joys of the Season Holiday Home Tour, the sixth annual tour presented by the Tri-Lakes Women's Club, runs Friday, Nov. 20 and Saturday, Nov. 21 with five professionally decorated homes. Tickets are $30, valid either day, available online or at the Hospitality House at the Woodmoor Barn Community Center, which also hosts the club's holiday gift shoppe; proceeds fund the club's Community Grants Program. The season peaks with the Monument Tree Lighting Saturday, Dec. 5 at Limbach Park: festivities begin at 2 p.m., performers take the stage at 3 p.m., and Santa lights the trees to close the evening. Families who want to give back before the gifts can find Tri-Lakes Cares' holiday programs online, from food assistance to its annual giving drives.

November Trails and Neighborhood Favorites

As the aspens drop their gold and the first snow dusts the ridges, November is one of the quietest, prettiest months on Woodmoor's trails. The Santa Fe Trailhead at 3rd Street offers parking and picnic tables with direct access to the Santa Fe Trail, the Monument Preserve on Schilling Avenue threads trails through ponderosa pine forest, and the roughly 17.9-mile New Santa Fe Regional Trail runs from Greenland Open Space near Larkspur to the Edmondson Trailhead in Colorado Springs. Fox Run Regional Park's trails around Aspen Lake are a short drive away and add an easy loop for smaller legs.

As the snow line drops, ski season moves in close to home: Woodmoor Nordic promotes cross-country ski trails on The Country Club at Woodmoor grounds each winter, with day passes sold at the club's Fitness/Tennis Center. For dining and coffee nearby, Goat Patch Brewing Monument at 1756 Lake Woodmoor Drive remains the neighborhood gathering spot, joined by Wesley Owens Coffee at 1744 Lake Woodmoor Drive and, downtown, Coffee Cup Cafe at 251 Front Street and Arlene's Beans at 366 2nd Street.

Monument Market Snapshot: Entering November

Monument's market opens November with more buyer choice than it has carried in years, and no single source paints the whole picture. Redfin shows a rolling three-month median sale price of about $750,000 in ZIP 80132, up 2.6% year over year, with homes selling in roughly 44 days at a 98.6% sale-to-list ratio and the market described as balanced. Orchard, in a 30-day window, puts the ZIP's median sale at $765,000, up 5.6% year over year, with 71 sales, 99 new listings, and a median 16 days on market. HomeLink Colorado counted about 244 active listings across Monument and Tri-Lakes in October, with homes selling at about 99.1% of list price, while RealtyTrac shows a September median sold price near $779,100 in 80132, down 1.6% year over year, with the for-sale count up roughly 58% to about 1,067 homes.

The through-line across every source: more inventory, prices roughly flat to down, and longer days on market than the 2022-2023 peak, a market that rewards patient, well-prepared buyers. For context, 830 Lake Woodmoor is listed at $975,000 after a price improvement from $997,000, an example of the value available at Woodmoor's upper end with unobstructed Pikes Peak views.

Market figures are drawn from the public sources linked in this post and change frequently. Contact Jeff and Lane for a current, property-specific analysis of the Woodmoor market.
